CapitaLand Development to launch LyndenWoods, first residential project in Singapore Science Park

CapitaLand Development, the property development arm of CapitaLand Group, is set to sneak peek the 343-unit LyndenWoods, the first private non commercial development in a revived Singapore Science Park, on Saturday June 28.

Notable developments in the proximity of LyndenWoods consist of National University of Singapore, National University Hospital, the one-north precinct, and Rochester Commons. Surrounding schools and educational institutions include Fairfield Methodist School (Primary), Anglo-Chinese Junior College, and Singapore Polytechnic.

The sales gallery stands beside 7 Science Park and the property development is projected to launch for sale on July 12.

LyndenWoods is a five-minute walk to Kent Ridge MRT terminal on the Circle Line (CCL), that is one stop far from one-north, and 2 stations away from Buona Vista Interchange on the CCL and East-West Line. The area around LyndenWoods is even sustained by improved pedestrian and cyclist facilities.

The introduce of LyndenWoods comes immediately after CapitaLand completes the redevelopment of Geneo, an incorporated development featuring 5 Grade A structures and the 250-unit Citadines Science Park Singapore. Residents of LyndenWoods will take advantage of the brand-new services, F&B options, and placemaking activities organised by CapitaLand at Geneo, which neighbours the upcoming condominium.

Homeowner centers consist of a co-working lobby, a 50m infinity lap pool, a recreational tennis court, a pickleball court, a devoted animal’s park, and the Lynden Club– a resident clubhouse with a fitness center, social lounge, and function room.

LyndenWoods sits on a 124,352 sq ft site that was previously occupied by the Defence Science and Technology Agency from 2000 to 2018, after which that building was destroyed in 2020. CapitaLand Development effectively applied to rezone the plot from market park to residence.

CapitaLand Development’s newest residential venture deals with growing need for well-located, high-quality real estate and exemplifies how integrated urban districts can deliver both future-ready liveability and withstanding investment value, claims Tay.

This biophilic architectural concept represents the project’s proximity to nearby green spaces such as Kent Ridge Park and the Southern Ridges. LyndenWoods is likewise expected to acquire the BCA Green Mark Platinum certification.

The project is going to comprise 2 24-storey high rises with a mix of two- to four-bedroom units of 635 to 1,647 sq ft. The condominium also features a two-storey basement carpark with 240 lots. Each of the residential towers will be built in a dual-point block style with designed sky balconies on each floor. According to CapitaLand, this design follows an aesthetically fenceless form that improves all-natural air flow and daylight.

Meanwhile, there are 45 three-bedroom units of 1,023 to 1,066 sq ft, together with 46 units of three-bedroom + Guest (premium) kind apartments of 1,292 sq ft. Just one stack making up 23 units of four-bedroom (premium) units of 1,647 sq ft is offered.

“LyndenWoods is a vital milestone in the continuous improvement journey of Singapore Science Park. CapitaLand Property development’s very first housing development throughout Singapore Science Park reflects our concept to invigorate the location into a dynamic, mixed-use innovation cluster,” says Ronald Tay, CEO of CapitaLand Development (Singapore).

Two-bedroom units and two-bedroom plus study units make up about 65% of the total unit mix, with 137 units of typical two-bedders ranging from 635 to 721 sq ft, and 92 units of two-bedroom plus study units of 850 to 883 sq ft.
