Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore
The Kallang Basin ActiveSG Swimming Complex and the St Wilfred ActiveSG Sports Centre are going to discontinue operations totally in the second half of 2025. On June 13, URA, HDB and Sport Singapore together declared the end of the facilities upon their rent expirations. The Kallang Basin facility, located on Geylang Bahru Lane, is going to shut on Sept 1, and the St Wilfred centre on St Wilfred Road will shut on Oct 1.
Locals will definitely have connection to a new Sport-in-Precinct establishment in neighboring Kolam Ayer, that is scheduled to launch at the end of the year. Meanwhile, plans to present housing project at the two sites are currently being studied, according to the companies.
On the other hand, the St Wilfred Sport Center is a 10-minute stroll from Boon Keng MRT Station. It is located close to St George’s Road, wherein many of the existing HDB flats date back to the 1980s, according to Lim.
The intentions to seal the Kallang Basin and St Wilfred sports centers for redevelopment are well-timed, considered that both sites are substantially older matched up to some other sports facilities, observes Eugene Lim, key executive officer at ERA Singapore. “It makes good sense for the sites to lead the way for much better land use, particularly given that they are found fairly close to the city centre,” he adds.
Lim believes that near future Build-to-Order (BTO) ventures at the area might be assigned as Plus flats due to their proximity to town and services. Plus apartments have tighter resale constraints compared to Standard classification condos, consisting of a much longer minimum occupation period of 10 years and constraints on renting the flat.
The Kallang Basin Swimming Complex spot is within walking proximity of Geylang Bahru MRT Station and the Geylang Bahru Market and Food Center. Lim indicates that most of the public property blocks in the Geylang Bahru area were built in the 1970s, showing a wish for new advancements that will certainly renew the location.
He predicts the future BTO project at the site might include a mix of two- to four-room flats. “The nearby sites have a plot proportion of 2.8, and assuming a similar plot ratio, we might see some high-rise BTO flats, potentially approximately 36 floors,” he adds.
