URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings
Five land parcels were rezoned as part of the latest change to URA’s Master Plan 2019. 3 of the locations remain in Sengkang, one in Woodlands and the other in Bukit Panjang. The amendments are “to promote household property development that is going to support the demand for housing in the areas in addition to allow even more locals to get much easier access to facilities and public transport, claims URA.
The easternmost parcel in addition contains a narrow site zoned for residence, an additional site for a park, and a suggested area zoned for health and wellness and medical care. The sites in this parcel might be developed much higher typically than the previous spot, with a larger gross plot ratio of 4.0 or 4.2.
The parcels in Sengkang remain in the Fernvale subzone, restrained by the Tampines Expressway to the North, Sengkang West Drive to the East, Fernvale Street to the South and Jalan Kayu to the West. Two roadways diverse the three parcels. “The Fernvale area is an extension of Sengkang town and brings residents closer to Seletar Aerospace Park,” claims Lee Sze Teck, senior supervisor of data analytics at Huttons Asia.
Different home development sites in the area include those on Anchorvale Street, which could yield in between 6,000 and 7,000 new houses, includes Lee. Thus, anywhere from 10,500 to 12,000 brand-new dwellings could be offered in Sengkang in the future, including executive condos and private real estate.
The westernmost parcel is suggested to be zoned as a pure housing site (based on detailed outlining). Huttons’ Lee believes the westernmost location in Fernvale can house an MRT station for a new line spreading from Woodlands to Greater Southern Waterfront and passing through Sengkang. If so, the brand-new stop will serve the upcoming house in Fernvale. “However, it may take years for detailed preparation on the new line to be realized,” he adds.
The three parcels in Sengkang have the potential to be developed into an overall of 4,500 to 5,000 brand-new homes in the long term, Lee quotes. He strongly believes the domestic units are going to be a mix of HDB, executive condominiums (ECs) and personal real estate.
The middle spot has pockets of non commercial sites, a recommended location for a park, and a suggested area for a church. A lot of the sites in this parcel are going to have a gross plot ratio (GPR) of 3.9 or 4.2.
2 different parcels re-zoned for domestic property development are at Woodlands Drive 17 and Bukit Panjang Ring Road.
Meanwhile, the site at Bukit Panjang is currently occupied by Beacon Primary School. Lee estimates that the area can produce 900 to 1,000 dwelling units and likely be new Built-to-Order apartments.
The land parcel at Woodlands sits opposite the Singapore Sports School and can produce 1,000 residences, according to Lee. Opposite the roadway, a government land sale (GLS) spot at Champion’s Way was marketed for $904 psf per story ratio in September 2023 to City Developments Ltd. The area can be turned into a 350-unit personal non commercial project.
